Selling at The Royalton in 2026: Houston Market Pace and Timing

Updated October 2026

Is now a good time to sell a condo at The Royalton in Houston?

As of July 2026, Houston faces inventory gains and pricing pressure, the Texas Real Estate Research Center finds, so a Royalton sale turns on pricing against its own plan.

What is the Houston market doing as a Royalton owner weighs a 2026 sale?

In July 2026, the Texas Real Estate Research Center said Houston and San Antonio continued to experience inventory gains and pricing pressures. For a seller at The Royalton, that is the backdrop for any list date this year.

Prices in Houston have been edging down year over year. The Texas Real Estate Research Center put Houston's year-over-year decline at 1 percent entering 2026, up from 0.6 percent the month before. Later, the Texas Real Estate Research Center reported Houston's decline edging higher to 1.7 percent.

That research also explains where the extra supply comes from. The Texas Real Estate Research Center says the increase appears driven less by new sellers and more by homes taking longer to sell.

Those are metro measures across every home type. A unit in a 253-home tower with 27 floor plans meets that market through its own small set of comparable sales.

How quickly have homes been selling in 2026, and where does The Royalton sit?

The Texas Real Estate Research Center reports homes averaged 80 days on the market in January and 82 in February. The Texas Real Estate Research Center reports sold homes averaged 82 days in March, up from 71 days in 2025 and 63 days in 2024. The Texas Real Estate Research Center then reports 70 days for April and an average of 64 days in May.

April still ran above 2024 and 2025, according to the Texas Real Estate Research Center, even as market time shortened into spring.

The building's own median time to contract is 40 days as of October 2026, with closings at about 95.2 percent of asking. Over the trailing twelve months 12 homes sold here, which works out to about 5.0 months of inventory.

The Texas figures count all home types. The building figure blends 27 floor plans, so the useful number for a seller is market time for homes sharing your plan.

Why do listings sit, and how should a Royalton seller set the first price?

In a summer 2026 article, the Texas Real Estate Research Center points to price anchors as one reason listings sit. Owners who remember the 2021-22 peak may be slow to price to current conditions.

The same Texas Real Estate Research Center article says that two years ago, 58 percent of Texas sales closed at least 3 percent under the initial ask. The Texas Real Estate Research Center reports that by 2025, 63 percent of Houston closed sales finished at least 3 percent below the initial ask.

Houston sellers who cut gave up real money. The Texas Real Estate Research Center reports median seller price cuts of $15,500 in Houston in March.

At The Royalton, a first price set against the building median can miss in either direction. The set worth pricing from is sold homes of your plan, on a similar floor, facing the same way. Across 27 plans, that set is usually short enough to list unit by unit.

Coming off the peak prices of 2021-22, many homeowners may be slow or reluctant to price their properties to current market conditions, especially if those peak values have become key pricing anchors.

What decides the list date for a Royalton condo?

Supply in your own plan matters more than the calendar month. In a 253-home tower, two or three listings at once already counts as full supply, so one competing unit of your layout changes the picture.

Houston's extra supply comes mostly from homes waiting longer for a buyer. A first price drawn from your own plan's closings is the one least likely to need a later cut.

If you are setting a list date, send the unit number, the floor and the exposure. Paige Martin will reply with a comparable set of sold homes in your plan, with the source named for each figure.

Questions & answers

The Royalton questions, answered

Is spring the season to list my condo at The Royalton?

The Texas Real Estate Research Center describes a clear seasonal shape. January is typically the slowest month for sales, and the spring market officially begins in March. April typically marks the start of peak spring buying. Those patterns describe Texas homes broadly. At The Royalton, a season helps most when no closer substitute for your floor plan is listed at the same moment.

The Texas Real Estate Research Center expected a continued rise in fresh listings from March. Many sellers aim for the period of strongest buyer traffic, it notes. For a high-rise seller that cuts both ways: more buyers are looking, and more competing homes appear beside yours. In April, the Texas Real Estate Research Center says, inventory begins to tighten relatively more quickly than in previous months. For a Royalton unit, the month matters less than the handful of homes sharing its layout and outlook. Check what is listed in your plan before you fix a date.

Did the usual May wave of new listings show up in 2026?

Not in the usual way. The Texas Real Estate Research Center describes a month-over-month decrease in new listings that contrasts with typical seasonal patterns. May, it notes, historically represents the peak period for new listing activity. For a seller at The Royalton, a quieter May means the competing supply in any one floor plan deserves a direct check.

Fewer fresh listings can leave buyers with fewer choices at a given moment. At The Royalton, supply already arrives a few units at a time, spread across 27 floor plans. Read the current listings by plan, and note how long each one has been on the market. A home of your layout that has waited for months says something about its price. A recent closing of your layout says more.

How big were Texas seller price cuts in May 2026?

The Texas Real Estate Research Center reports a median seller price cut of $12,000 in May 2026. That equals 3.4 percent of the initial listing price, in line with levels a year earlier. The figure covers Texas sales broadly. At The Royalton, homes closed at about 95.2 percent of asking as of October 2026, which is the building's own measure of that gap.

A reduction is a second pricing decision, made after buyers have already seen the first number. The price history stays visible, and the days keep counting. For a Royalton listing, compare your first number with recent closings of the same plan, on a similar floor and exposure. That comparison is the one worth running before the listing goes live.

What was the median home price in Houston in April 2026?

The Texas Real Estate Research Center put Houston's April 2026 median sale price at $330,000, against $350,000 statewide. It reported $440,000 in Austin, $390,000 in DFW and $305,000 in San Antonio. Those medians span every kind of home sold in each area. The Royalton's own median sale price is $616,000, across homes sold since April 2026, as of October 2026.

A metro median moves with the whole area's sales mix. At The Royalton, the building median moves with which of the 27 plans happened to sell. The average price per square foot here, $353 as of October 2026, adjusts for size and is the steadier guide. Neither figure prices one unit. Recent closings of the same plan do that.

Is there more housing inventory in Houston than a year ago?

Yes. The Texas Real Estate Research Center reports March 2026 active inventory in Houston at 9.8 percent above a year earlier. Austin was up 7.2 percent, DFW 3.4 percent and San Antonio 10 percent. The Center describes the large metros as moderately higher than a year ago. At The Royalton, supply is about 5.0 months of inventory as of October 2026.

Metro inventory counts every listed home across the area. A buyer weighing The Royalton looks at a much smaller set: units listed in this tower, and comparable units in other Inner Loop high-rises. Within the building, what counts is how many listings share your floor plan and exposure. A metro rise of a few points says little about that narrower set.
